GPS was invited to review and estimate a project for an Industrial Hygienist and a Realtor, who had been working to solve a mold infestation problem for the distant owners of a large, multi acre estate in Paradise Valley, AZ. The owners, based in New York, in an attempt to market the property for sale had been delayed due to a very serious mold problem created by a water intrusion into one wing of the home and some minor roof leaks. The house was deemed unmarketable and an effort was engaged to repair the core water intrusion problems and to remediate the areas where mold has entrenched itself.
The first remediation effort took place using the standard destruction/reconstruction methodology ('rip & tear') and was followed by third-party environmental testing. After removing significant volumes of building materials including custom finished plaster walls throughout the estate, at great cost and disruption, the tests all failed - significant levels of mold spores beyond normal readings were still present. A subsequent remediation effort was ordered utilizing a second licensed contractor. After the removal of more building materials and replacement materials installed, the home was extensively tested once again. All tests failed again as these outdated methods for mold remediation do not fully treat the entire problem. The owners, now completely frustrated and out more than $100,000 in remediation expense, asked their advisors to locate an alternative option for them to finally resolve their situation.
Enter GPS and our process. Our application team (2 people to a team) applied our two-step procedure to all surfaces of the structure including all walls, ceilings, floors, HVAC systems and the entire air space, and completed all work in less than two days. Another round of extensive testing (each room of the main house and the separate guest house) was ordered by the clients for the day after our treatment. The results were as promised - every test came in below normal levels! Conclusion: GPS produced a tangible and verifiable result for pennies on the dollar, in two days in this case, not months, and provided a lasting deterrent to future episodes that rip & tear remediation contractors are unable to offer.
