This project came to GPS from an existing client in commercial property management. GPS has provided its service in response to their need for prompt attention to mold issues within high-rise office towers and other structures they manage.

An existing tenant was doing some minor remodeling work on their space when they broke a water line which resulted in flooding of the neighboring tenant. Within 24 hours, a mold amplification was underway, and more importantly, a disagreement had begun between the two parties. The affected party, an anchor tenant in the high-end jewelry business, wanted immediate action to protect their multi-million dollar tenant improvements and their significant revenue stream.

The neighbor and cause of the problem, felt a simple clean-up by the facility's staff was all that was necessary. A round of air quality tests provided sufficient evidence of significant mold growth and activity and the decision to remediate was made.

Competitive bids were collected and all were multiples of GPS's estimate. None of the competitors suggested the entire retail space be fully treated as did GPS, and none offered any warranty of any kind despite their elevated pricing. GPS was chosen to perform the scope of work as presented.

The entire space (4,000 sq ft) was treated after hours with all surfaces, the air space and HVAC system targeted. The task was completed in one evening allowing the business to return to normal operations the next morning - there was no business interruption and no loss for any party to bear. Testing was accomplished the next working day and all tests were negative for abnormal levels of mold spores, providing clearance for all to return to normal.

Conclusion: Every party to this project was well-served. The landlord/property manager moved quickly and effectively to solve the problem, the tenant at risk was made whole again and was completely satisfied with the speed and quality of the results, and the tenant who created the problem had their risk mitigated to the lowest possible scenario and suffered no other risks or costs normally associated with this type of claim. And for GPS, we performed for our existing client as promised, securing our relationship, and through their trust we were able to expose our innovative process to new businesses.
